Signs of dry rot and water damage.
Catching dry rot early saves you money, because it spreads through wood as long as moisture feeds it. Watch for these signs, especially on older homes.
Soft or spongy wood
If a screwdriver or your thumb sinks into trim, siding, or a sill, the wood is compromised.
Peeling or bubbling paint
Paint lifting off in patches often means moisture is moving through the wood beneath it.
Dark staining or discoloration
Gray, brown, or black staining can signal rot that has not yet softened the surface.
Damage near gutters, trim, and windows
Water pools and lingers where surfaces meet, so these are the first places rot takes hold.
A musty smell or visible fungal growth
Dry rot is a fungus, and it leaves telltale signs as it advances.
Dry rot spreads because the fungus carries moisture into dry wood as it grows, which is why a small soft spot can become a structural problem. If you see any of these, get it looked at before it widens.

Many Seattle-area homes were built before 1978, which means the paint on that old siding and trim may contain lead.
