The challenge
A large mixed-use building has to land its architecture from the street on day one. This is a multi-story new-construction elevation with several distinct material fields: terracotta and rust panels, light gray fiber-cement panels, charcoal accent bands, and warm wood-tone features, plus a ground-floor commercial storefront band and dozens of balconies.
The finish had to hold clean, consistent color across tall panel runs and around the windows and balcony rails, with sharp separation between the multiple tones so the design reads crisp rather than muddy. The exterior scale meant lift access and weather-aware sequencing through a Pacific Northwest schedule.

What we did
- Walk and protect. The superintendent walked the project and protected glazing, the storefront, balconies, and the adjacent sidewalk and right-of-way.
- Wash and prep. Washed the exterior surfaces and prepped and addressed substrate conditions per surface need.
- Prime where required. Primed where the substrate and coating system required it.
- Coat tone by tone. Applied exterior-grade architectural coatings tone by tone: terracotta and rust panel fields, light panel fields, charcoal accents, and wood-tone features, holding clean separation lines between materials.
- Work from lift access. Worked from lift access for the upper elevations, with daily cleanup and secured gear.
- QC and final approval. The superintendent walked the site for touch-ups, then walked it again with the customer for QC and final approval.
The result
The finished building shows a crisp, multi-tone exterior on a prominent corner: warm terracotta and rust panels reading clean against light gray panel fields, charcoal accent bands, and wood-tone features, with sharp lines between each material. The ground-floor storefront band and the rows of balconies are cleanly finished, and the full elevation looks consistent and contemporary from the street. The result is a sharp, leasing-ready exterior that makes the architecture pop.
